Pittsburgh SEO That's Measured in Booked Jobs
Pittsburgh SEO, done my way, means getting your business into the Google Maps box and the search results for the jobs you want, then making sure those searches turn into calls. I'm Jordan Peacock, based in Cranberry Township. I work with home-service businesses across Western PA, and every month I report booked jobs, not just rankings.
Most Pittsburgh SEO reports the wrong number
You've probably seen the monthly report. Impressions up. Keywords tracked. A chart going up and to the right. And you still can't tell if the phone rang more.
Rankings matter. But a ranking only pays you if the person who clicks actually calls, texts, or fills out a form. A lot of them don't. They land on a site with a number they can't tap, a form three pages deep, or no reviews in sight, and they go back to Google.
So I measure what you'd measure: calls, quote requests, and booked jobs, compared to before we started.
How local search works in Pittsburgh
For almost every Pittsburgh search with local intent, Google shows the Maps box first. Three businesses, with stars, above everything else. When I checked the results for "seo pittsburgh," "web design pittsburgh," and "pittsburgh marketing agency" in September 2026, the Maps box sat at the top every time. It's the same for "basement waterproofing near me" and "roofer near me."
Google says it decides who gets into that box with three things:
- Relevance: does your profile match the search?
- Distance: how close are you to the searcher, or the town they typed?
- Prominence: how well known are you? Reviews count here.
Distance matters a lot in a city split up by rivers, hills, and tunnels. A roofer in the North Hills and one in the South Hills are playing different games. So the plan for a company in Cranberry, Wexford, or McCandless looks different from one in Bethel Park, Mt. Lebanon, or Upper St. Clair, or one working Lawrenceville, Bloomfield, and Polish Hill.
What I actually do
1. Fix the leaks first
Before chasing more traffic, I make sure the traffic you already get turns into calls. Tap-to-call on every page. A short quote form on the homepage. A way to text. Your reviews front and center. A line about financing if your jobs are big. This is usually the fastest win.
2. Get your Google Business Profile right
Real name, right primary category, every service listed, up to 20 service areas that match where you actually want work, real job photos, and a steady flow of reviews. My full walkthrough is Google Business Profile for contractors.
3. Build pages that match what Pittsburgh searches
Not 50 thin pages for every suburb. Searches like "roofer Wexford" or "plumber Monroeville" barely get searched on their own. I build strong pages for your main services and name the towns and neighborhoods you serve inside them.
4. Get you mentioned in the places Google trusts
Consistent name, address, and phone across directories. Real local mentions. That's part of "prominence," and it's also what ChatGPT, Perplexity, and Google's AI Overviews lean on when someone asks them for a Pittsburgh contractor.
5. Count the jobs
Every month, a simple count: calls, quote requests, and booked jobs.
Proof
I don't have a long list of client logos. Here's what I can show you:
- Peacock Bookkeeping, my own bookkeeping firm, shows up on page 1 of Google for "bookkeeper pittsburgh." Read how.
- Pittsburgh Draft Guide ranked on Google in 3 days and had 1,099 sessions in its first week. Read how.
When I have client results in the trades, they'll go here with real names and real numbers.
Who this is for
Home-service businesses in Pittsburgh and Western PA where the average job is over $500 and people call when something's wrong: foundation repair and waterproofing, roofing, HVAC, plumbing, electrical, tree service, and similar trades. My first focus is foundation repair and waterproofing.
In a September 2026 review of 35 Pittsburgh foundation and waterproofing websites, 7 didn't have a phone number you could tap, and 18 had no quote form on the homepage. That's the kind of leak I fix first. See the full results.
Pricing
- Fixes: start at $1,500, one time.
- Ongoing help: month to month, sized to your business. Stop any time.
If the work isn't paying for itself, you shouldn't keep paying for it.
Where I work
I'm based in Cranberry Township. I work with businesses across Pittsburgh and the surrounding counties: Allegheny, Butler, Beaver, Washington, and Westmoreland. That includes the North Hills, South Hills, East End, Robinson and Moon, Monroeville, Sewickley, Butler, Greensburg, and Washington. Most of the work is remote, and I'm glad to meet in person when it helps.

What this costs you in jobs
If your average job is $5,000 and your site loses one caller a week, that's over $250,000 a year walking to a competitor. Even at a $500 average ticket, one lost call a week is $26,000 a year. Rankings don't fix that. Fixing the leaks does.

Common questions
How much does SEO cost in Pittsburgh?
It varies a lot between agencies. With me, one-time fixes start at $1,500. Ongoing help is month to month with no long contract, and it's sized to your business. Before any of that, you can get a free Lead Leak Report that shows where your site and Google listing are losing people, so you know what's worth paying for.
How long does local SEO take to work in Pittsburgh?
It depends on your trade and competition. Fixes to your website and Google Business Profile can show up in calls within weeks, because they help the people who already find you. Climbing into the Google Maps box for competitive searches usually takes a few months of steady reviews and work. Anyone promising page one in 30 days for a competitive term is guessing.
What's the difference between local SEO and regular SEO?
Local SEO is about showing up for people nearby, mainly in the Google Maps box and for searches like 'roofer near me' or 'waterproofing Pittsburgh.' It leans on your Google Business Profile, reviews, and local mentions. Regular SEO is about ranking your website nationally for topics. Most Pittsburgh home-service businesses get far more from local SEO.
Do you guarantee first-page rankings?
No. Nobody controls Google, and a guarantee is a red flag. What I do promise is a monthly count of calls, quote requests, and booked jobs compared to before we started. If the work isn't paying for itself, you can stop. There's no long contract.
Do you work with businesses outside Pittsburgh?
Yes. I'm based in Cranberry Township and most of my focus is Pittsburgh and Western PA: Allegheny, Butler, Beaver, Washington, and Westmoreland counties. The work is done remotely, so I also work with home-service companies outside the area. The Lead Leak Report works the same anywhere.
What makes you different from other Pittsburgh SEO companies?
You work with me directly, not an account manager. I report booked jobs, not just rankings and impressions. And I start by fixing the leaks in what you already have, like a phone number that won't tap or a buried quote form, before spending anything on getting more traffic. Most owners see results from that part first.
